Building Code Consulting

Building code consulting for Vancouver and BC projects: code analysis, compliance reports, design review and coordination with your project team.

Noven Consulting provides building code consulting for owners, architects and developers in British Columbia and across Canada. We review the proposed design, identify the requirements relevant to the agreed scope, and document issues the project team needs to resolve.

An early review gives the design team a record of the code assumptions behind the project. For an existing building, the starting point also includes its current use, available records and proposed alterations.

Code analysis and design review

The review begins by confirming the project location, use, stage and applicable code or by-law. Vancouver has its own Building By-law; the applicable requirements and edition must be established for the project. The City's Building By-law resources provide local reference material.

Depending on the agreed engagement, our work can include:

  • A building code analysis and written compliance report.
  • Review comments on drawings and proposed design changes.
  • Identification of fire and life safety issues requiring further design coordination.
  • Technical discussions and responses to questions from building officials.

Alternative solutions and permit coordination

A code review may identify an issue that needs a separate alternative solution assessment. Where a participating municipality and project permit it, Certified Professional services may also be relevant. These scopes are confirmed separately so the team knows who is responsible for each submission and review.

Information for a proposal

Please provide the project address, existing and proposed use, building size and construction stage, available drawings, and any comments already received from the reviewing authority. Tell us whether the work is new construction, a tenant improvement, a change of use or another alteration. We can then confirm the appropriate review scope and deliverables.

Code reports and permit submissions

The code report documents the compliance strategy for the design and permit submission. Permits are issued by the relevant authority, with design responsibilities retained by the appointed professionals.

Fire code consulting addresses a different set of questions about building operations and fire safety issues. If you are unsure which service you need, send us your project details and the issue you are trying to resolve.

BCBC or VBBL consulting: where should a project start?

The project location, proposed use and permit history establish whether the BC Building Code or Vancouver Building By-law applies. Noven reviews the drawings and relevant authority comments, then documents the code basis and design issues requiring coordination.
